Dubai Hills Estate is a master-planned community developed by Emaar Properties covering more than 5,000 acres south of Downtown Dubai. The development includes over 6,000 residential plots ranging from 400 m² to 2,500 m². Every plot owner must obtain a Nakheel No Objection Certificate before any external works commence. First Unicorn Interiors has completed 147 landscape projects inside Dubai Hills since 2021, delivering everything from compact front-yard gardens to full 1,200 m² villa compounds with pools. All designs comply with the community’s 30 % minimum softscape rule and the requirement that irrigation systems use drip rather than spray heads on turf areas. Our in-house team handles the entire process from concept through to final handover, including the preparation of as-built drawings that Nakheel and Dubai Municipality both require for final inspection.

Climate conditions in Dubai Hills are extreme. Summer air temperatures regularly exceed 45 °C and soil surface temperatures can reach 65 °C. These factors make plant selection critical. We specify only heat-tolerant species such as Ficus nitida, Conocarpus, Bougainvillea, and native Ghaf trees that have proven survival rates above 95 % in the community. Soil amendment with 30 % organic compost and 10 % zeolite is standard to improve water retention. All planting beds receive a 50 mm layer of decorative gravel mulch to reduce evaporation and suppress weeds. Irrigation is zoned into three separate schedules: trees on 20-minute cycles twice weekly, shrubs on 15-minute cycles three times weekly, and turf on 10-minute cycles daily between 4 am and 6 am. The smart controller is linked to Dubai’s meteorological station data so that watering is automatically reduced after rainfall events recorded by DEWA weather sensors.

Hardscape elements must withstand both thermal expansion and occasional heavy rain. We use 30 mm porcelain pavers rated for 8 kN point load on a 150 mm reinforced concrete base with expansion joints every 4 m. Pool decks are finished in non-slip granite or textured porcelain with a minimum 1:60 fall to channel drains connected to the community stormwater network. Pergolas are fabricated from powder-coated aluminium sections with 3 mm wall thickness and fixed using chemical anchors into the villa structural slab. All steel reinforcement inside walls and water features is galvanised to 120 g/m² to prevent corrosion from high-salinity irrigation water. Lighting uses 24 V LED linear strips rated IP67 with drivers housed in IP65 enclosures mounted 600 mm above finished ground level to avoid flooding during the rare but intense winter storms.

Pool landscaping is one of the most requested packages in Dubai Hills. The average pool we install measures 10 m × 4 m with a 1.5 m shallow end and 2.8 m deep end. The surrounding deck extends a minimum 2 m on all sides to satisfy Nakheel safety setbacks. We integrate automatic pH and chlorine dosing systems linked to the villa BMS so that chemical levels remain within Dubai Municipality health-department limits. Surrounding planting uses salt-tolerant species because splash from saltwater chlorinators can damage standard foliage. Drainage channels around the pool are sized for 150 mm/h rainfall intensity and discharge into the community main line. All pool electrical works require separate DEWA approval and a residual-current device rated at 30 mA must be installed within 1 m of the equipment pad.

Villa extensions and garden rooms are increasingly popular. Dubai Hills allows a maximum additional built-up area of 15 % of the plot size subject to a 6 m rear setback. First Unicorn prepares the full architectural package including structural calculations stamped by a Dubai Municipality approved consultant. We then submit the file to Nakheel for NOC and subsequently to Dubai Municipality for the building permit. Typical extension projects add 80–120 m² of air-conditioned space plus an external terrace. MEP coordination includes new DEWA meter applications, extra AC outdoor units with acoustic screening, and additional irrigation points. All extension works carry the same 3-year warranty as our landscape packages, covering waterproofing membranes, structural movement joints and AC condensate drainage.

Material specifications are driven by both aesthetics and long-term maintenance costs. We avoid marble on external floors because thermal shock causes micro-cracking within two seasons. Instead we use 20 mm porcelain or sintered stone with a honed or bush-hammered finish. Timber decking is limited to thermally modified ash or ipe because untreated pine warps within 18 months under Dubai UV exposure. All timber is fixed with stainless-steel screws on aluminium sub-frames to eliminate galvanic corrosion. Irrigation manifolds are housed in lockable GRP cabinets mounted on 300 mm concrete plinths. Spare solenoid valves and pressure gauges are supplied in a labelled maintenance kit so that the villa facility manager can perform seasonal servicing without waiting for a contractor visit.

Contractor selection inside Dubai Hills is tightly regulated. Only companies holding a valid Dubai Municipality civil contracting licence and a Nakheel-approved vendor number may perform external works. First Unicorn maintains both credentials and carries AED 5 million public liability insurance specific to landscape works. Our project managers are certified by the Dubai Real Estate Institute in project handover procedures. Every site receives a weekly inspection report that is uploaded to the Nakheel portal. This documentation is essential when the owner later sells the property, because RERA and DLD require proof that all external modifications were permitted. We retain digital copies of every NOC, permit and inspection certificate for a minimum of seven years.

Water conservation is a growing regulatory focus. Dubai Municipality’s Green Building Regulations now require that at least 50 % of irrigation water for new landscapes must come from non-potable sources where feasible. In Dubai Hills the only viable non-potable source is treated air-conditioner condensate. We install a 1,000-litre collection tank connected to all villa AC units and pump the water through a 50-micron filter into the irrigation main line. This typically supplies 15–20 % of annual irrigation demand. The remaining requirement is met by DEWA potable water metered separately for landscaping. Monthly consumption reports are generated automatically by the smart controller and can be shared with the Dubai Hills Estate management office upon request.

Lighting design must balance security, ambiance and astronomy rules. Dubai Hills lies under flight paths to Al Maktoum International Airport, so upward light spill is restricted. We use fully shielded bollards and in-ground linear grazers aimed at planting only. Colour temperature is fixed at 2,700 K to reduce insect attraction. All lighting circuits are controlled by astronomical time clocks that adjust for the seasonal change in sunset times. Total connected load rarely exceeds 1.2 kW for a 600 m² garden, keeping DEWA connection fees low. Emergency battery backup provides two hours of pathway lighting during power outages, satisfying Dubai Civil Defence requirements for external means of escape.

Aftercare is included in every contract. For the first 90 days we visit weekly to adjust irrigation run times, prune new growth and replace any plants that fail to establish. After this period the client can choose a quarterly maintenance package at AED 6,800 per year that covers filter cleaning, fertiliser application, and annual DEWA backflow preventer testing. All replacement plants during the 3-year warranty period are supplied and installed at no extra cost provided the irrigation system has not been altered by third parties. This level of service has resulted in a 94 % client retention rate across our Dubai Hills portfolio.

Budget planning starts with a site visit and soil test. We then produce a detailed bill of quantities broken into softscape, hardscape, irrigation, lighting and pool categories. Typical costs for a 600 m² plot range from AED 145,000 for a mid-spec garden with porcelain paving and basic planting to AED 420,000 for a premium scheme that includes a 12 m pool, outdoor kitchen and full smart-home integration. Larger 1,200 m² plots commonly reach AED 650,000 when a full villa extension is included. All prices are fixed in AED and exclude VAT. A 30 % deposit is required to commence design; the balance is paid in three stages tied to Nakheel NOC, Dubai Municipality permit and practical completion.

Project phasing is designed to minimise disruption to residents. Demolition and excavation occur in week one, followed by underground services in weeks two and three. Hardscape installation runs from week four to week seven. Planting and irrigation commissioning occupy weeks eight and nine. Final inspections by Nakheel and Dubai Municipality are scheduled in week ten, with handover and training in week eleven or twelve depending on weather. Rain days are rare but we build a five-day weather contingency into every programme.
