Low-rise buildings require approvals from multiple authorities simultaneously: municipality for structure, Civil Defence for fire safety, DEWA for power and water, RTA for access and parking, and the master developer for community compliance. From Plot to Completion

Feasibility

Plot analysis, zoning review, soil investigation, and preliminary design. We confirm buildable area, permitted height, parking requirements, and estimated budget.

Design & Permit

Full architectural, structural, and MEP design. Authority submissions and building permit. All drawings prepared to municipality standards with coordinated BIM models.

Construction

Enabling works, piling (if required), structural frame, MEP installation, block work, plastering, waterproofing, finishing, and external works. Milestone-based payments throughout.

Handover

Final inspections, snagging, commissioning, utility connections, and certificate of completion. Building delivered ready for occupancy with full documentation package.

A typical G+2 to G+3 building takes 14 to 20 months from mobilisation to certificate of completion. G+4 and G+5 buildings generally require 18 to 24 months. These timelines assume approved drawings and an active building permit. The approval phase before construction can add 3 to 6 months depending on project complexity.
Yes. We offer full design-build services including architectural design, structural engineering, MEP engineering, and all authority submissions. If you already have approved drawings from another consultant, we can also work on a build-only basis and provide a competitive construction quotation.
