Structural Quality Determines a Building's Lifespan

The structure is the one element of a building you cannot renovate later. Finishes can be replaced, MEP systems can be upgraded, facades can be reclad — but a structurally compromised building is a permanent liability. In Dubai's climate, where temperatures exceed 50 degrees Celsius and humidity corrodes unprotected steel, structural quality is not a luxury. It is survival.

We have inspected buildings where corners were cut during structural works: insufficient concrete cover leading to corroded rebar, under-designed foundations settling unevenly, construction joints that leak groundwater into basements, and columns that cannot support the loads they were designed for. Every one of these failures traces back to the same root cause — a contractor who prioritised speed over substance.

Our structural team approaches every pour, every rebar cage, and every formwork setup as if the entire building depends on it — because it does. Reinforced concrete columns and beams formed, reinforced, and poured to structural drawings. Rebar is cut and bent to specification, with lap lengths, cover, and spacing verified before every pour.

Slab Construction

Solid slabs, ribbed slabs, hollow-core slabs, and post-tensioned slabs. Formwork systems selected for efficiency and finish quality. Every slab is levelled, checked for deflection, and cured properly.

Retaining Walls

Reinforced concrete retaining walls for basements, boundary conditions, and grade changes. Waterproofing, drainage, and backfill all coordinated as part of the retaining wall system — not treated as separate afterthoughts.

Shoring

Sheet piling, secant piling, soldier pile walls, and temporary bracing for excavation support. Shoring design considers adjacent structures, groundwater levels, and soil conditions to protect the site and its neighbours.

Testing & QC

Concrete cube testing at 7 and 28 days, slump testing on every delivery, rebar mill certificates, cover meter surveys, and formwork inspection. Every test result documented and traceable to the element it belongs to.

Structural Works Methodology

1

Review & Plan

Structural drawing review, soil report analysis, method statement preparation, and material procurement. We confirm every detail before mobilising to site.

Foundation

Excavation, shoring (if required), blinding, waterproofing, rebar fixing, and foundation pour. Soil bearing capacity verified against design assumptions before proceeding.

Superstructure

Floor-by-floor construction: formwork erection, rebar fixing, MEP sleeves, concrete pour, curing, and striking. Each floor inspected and approved before proceeding to the next.

4

Completion & Handover

Final structural inspection, as-built survey, test result compilation, and structural handover to the follow-on trades. Full documentation package for authority submission.

We construct all foundation types used in Dubai construction: isolated pad footings, strip foundations, raft foundations, pile foundations (bored and driven), and combination systems. The foundation type is determined by the soil investigation report, structural loads, and building configuration. Our structural engineers design every foundation system to site-specific conditions.
We follow a rigorous quality assurance programme that includes approved concrete mix designs from certified batching plants, slump testing on every delivery, concrete cube testing at 7 and 28 days from approved laboratories, rebar inspection before every pour, and formwork checking. All test results are documented and available for authority inspection.
Yes. We carry out structural modifications including column and beam strengthening, slab openings and reinforcement, new structural additions, and underpinning. All modifications are designed by our structural engineers with supporting calculations and municipality approval before work begins.
Waterproofing is integrated into structural works from the design stage. We use crystalline waterproofing admixtures in below-grade concrete, membrane waterproofing for raft foundations and basement walls, and joint sealants at all construction joints. Every waterproofing application is tested before backfilling or covering.
For a villa, structural works including foundation and frame typically take 3 to 5 months. A low-rise building (G+2 to G+5) requires 5 to 9 months for structural completion. Mid-rise buildings (G+5 to G+10) need 8 to 14 months. These timelines cover foundation, columns, beams, slabs, and structural block work.
