Building a Villa in Dubai Is Not a Simple Task

On paper, building a villa sounds straightforward: dig, pour, build, finish. In practice, it is one of the most complex projects a private client will undertake in Dubai. The municipality approval process alone can stall a project for months if not handled correctly. Soil conditions vary dramatically between communities — what works in Arabian Ranches will not work on Palm Jumeirah's reclaimed land.

Then there is the coordination problem. Most villa builds involve 15 to 20 different trades: structural, mechanical, electrical, plumbing, HVAC, fire fighting, tiling, painting, joinery, aluminium, landscaping — each with their own schedule and quality standards. Without a single contractor managing every trade, delays cascade, costs escalate, and quality suffers.

Site Assessment

Plot inspection, soil testing, survey, and feasibility review. We confirm what can be built, identify constraints, and establish a realistic budget.

Design & Approvals

Architectural and structural design, MEP engineering, authority submissions, and building permit. All drawings prepared to municipality standards.

Construction

Mobilisation, enabling works, structural frame, MEP rough-in, block work, plastering, waterproofing, finishing, and external works. Weekly progress reports throughout.

Handover

Snagging, authority inspections, certificate of completion, DEWA connection, and handover documentation. One-year defects liability period begins.

A standard villa typically takes 12 to 18 months from foundation to handover. Premium and ultra-luxury villas with complex designs, basements, or extensive landscaping can take 18 to 24 months. This timeline includes structural works, MEP installation, finishing, and external works. The approval phase before construction begins usually adds 2 to 4 months.
Yes. Our in-house approvals team manages the entire process — from initial building permit application through Dubai Municipality or DDA, to NOC processing with DEWA, Etisalat, Civil Defence, and all relevant authorities. You receive a single point of contact for every approval stage.

Each community has specific developer guidelines and authority requirements that we manage on your behalf.
Our contract covers everything from site preparation and foundation works through to final handover. This includes structural works, MEP systems (plumbing, electrical, HVAC, fire fighting), internal and external finishing, landscaping, swimming pool (if applicable), boundary walls, and all authority inspections required for the certificate of completion.
Payments follow a milestone-based schedule tied to physical progress. Typical milestones include mobilisation, foundation completion, structure completion, MEP rough-in, finishing stages, and handover. Each payment is released upon verification of completed work, so you only pay for what has been built.
Yes. All villa construction comes with a one-year defects liability period from the date of handover. During this period, we rectify any defects in workmanship or materials at no additional cost. Structural elements carry longer warranty periods in line with UAE construction regulations.
