Our electricians, plumbers, HVAC technicians, tilers, joiners and painters all work under one project manager, following one programme, communicating daily. When we order the kitchen countertop, we have already confirmed measurements with our own joiner, coordinated plumbing rough-in with our own plumber, and scheduled the tiler to follow immediately after installation. There are no gaps between trades, no conflicting schedules, and no one pointing at someone else when something does not line up. The result is a fit-out that runs to programme, stays on budget, and delivers a finish that matches the 3D renders you approved.

Mechanical, electrical and plumbing works are the backbone of any fit-out. Our in-house MEP team handles first fix (routing and rough-in), second fix (connections and terminations) and commissioning. DEWA coordination, AC duct modifications, underfloor heating, smart home wiring and audio-visual pre-wiring are all included in scope.
Every stage of the fit-out is inspected against our quality checklist before the next trade begins. We conduct alignment checks, level surveys, waterproofing tests, electrical continuity tests and finish inspections throughout the programme. A final snagging walk-through with you ensures nothing is missed before handover.

We deliver every trade under one contract.
A standard villa fit-out typically takes 4 to 6 months from design approval to handover. Premium and ultra-luxury fit-outs with imported materials and custom manufacturing may take 6 to 9 months. The timeline depends on villa size, specification level and material lead times. We provide a detailed programme with milestones during the design phase.
No — and this is one of the biggest advantages of working with us. We have in-house teams for all MEP works (electrical, plumbing, HVAC) as well as all finishing trades (tiling, joinery, painting, installation). This means one contract, one project manager, one timeline and no gaps between trades. Coordination issues between separate contractors are the single biggest cause of delays and defects in villa fit-outs.
We can do either. Many clients purchasing off-plan villas choose to cancel the developer's fit-out package and commission their own to a higher specification. We can replicate the developer's specification at a competitive price, or we can upgrade materials, appliances and finishes to your preferred standard. We provide comparison quotations so you can make an informed decision.
We provide a one-year craftsmanship warranty covering all workmanship and installation. This is in addition to manufacturer warranties on products such as kitchen appliances, HVAC equipment, sanitary ware and lighting fixtures. Any defects reported during the warranty period are rectified at no additional cost. We also offer optional extended maintenance packages.
Yes. Most villa communities in Dubai require developer approval (through the community management or master developer) before fit-out work can commence. Some also require municipality permits for structural modifications or MEP changes. We prepare all required drawings and documentation, submit on your behalf, and manage the approval process so you do not need to deal with it directly.
