A complete villa renovation typically takes 8 to 16 weeks depending on the size of the villa, the scope of work and the complexity of custom elements. A standard 3-bedroom villa refresh can be completed in 8-10 weeks, while a luxury 5-bedroom transformation with custom joinery and pool work may require 14-16 weeks. We provide a detailed timeline at quotation stage and update you weekly on progress against schedule.
For partial renovations — a single kitchen or bathroom, for example — it is sometimes possible to remain in the property with some disruption. For full villa renovations involving demolition, MEP works and flooring, we strongly recommend relocating for the duration. Dust, noise and safety concerns make it impractical and uncomfortable to live on site during major works. Most of our clients move to a short-term rental or stay with family during the build.
Our turnkey package includes demolition and disposal, structural modifications (if required), all MEP works (mechanical, electrical, plumbing and AC), waterproofing in wet areas, flooring throughout, wall finishes, custom joinery (wardrobes, kitchen, vanities), bathroom renovation, painting, lighting installation and final deep cleaning. This is included as part of our project management service at no additional cost. We have established relationships with all major community management offices, which helps expedite the process.
We operate on a milestone-based payment structure tied to completed work. A typical schedule is: 30% upon contract signing and material procurement, 25% at rough-in completion (MEP and structural works), 25% at finishing stage (tiling, joinery installation, painting), and 20% upon handover and final inspection. This structure protects both parties — you only pay for completed work, and we maintain the cash flow needed to keep the project moving on schedule.
Every full villa renovation comes with a 12-month craftsmanship warranty covering all workmanship performed by our team. This includes tiling, joinery, painting, plumbing fixtures and electrical installations. If anything we installed fails due to workmanship within that period, we return and repair it at no cost. Manufacturer warranties on appliances, fixtures and materials are passed through separately and typically range from 2 to 10 years depending on the product.
