Base costs come from Unicorn Luxury Renovations' executed projects across all 50 communities in the registry, cross-checked against Bayut Cost Index, RICS Dubai 2025 and Dubai construction-cost benchmarks. The matrix re-verifies every 90 days — the next refresh is scheduled for 22 August 2026.

Community premiums & floors

Some communities carry a non-negotiable floor that the calculator enforces. Palm Jumeirah external work cannot drop below AED 180,000 because of saltwater-corrosion finishing specs and the Nakheel marine-environment compliance statement. Emirates Hills adds 2–4 weeks to every project because Emaar Engineering review is the most rigorous in the Emaar portfolio. Sustainable City adds a sustainability-compliance review for any external or structural scope.

What the price includes
