Why Flooring Fails in Dubai — and How to Avoid It

The most expensive marble in the world will crack within months if it is laid on a poorly prepared substrate. Yet that is exactly what happens in countless Dubai homes. The screed is uneven, the adhesive is wrong for the tile size, expansion joints are missing, and the result is hollow tiles, cracked grout lines and lippage you can feel underfoot. It is not the material that fails — it is the installation.

Wood flooring presents a different challenge. Dubai's humidity levels swing dramatically between the air-conditioned interior (sometimes as low as 20%) and the ambient environment (regularly above 80%). Solid hardwood cannot cope with this range and will inevitably cup, crown or gap. Even engineered wood will fail if it is not properly acclimatised before installation, if the subfloor moisture is not tested, or if expansion gaps are insufficient. We regularly replace flooring that is less than two years old because the original installer cut corners on preparation.

Removal of existing flooring, substrate repair, self-levelling compound application, waterproofing for wet areas and primer application. The foundation that makes everything else work.

Porcelain tiles are the most practical choice for high-traffic areas and rooms with moisture exposure — they are durable, low-maintenance and unaffected by humidity. Engineered wood provides warmth and character for bedrooms and living areas while handling humidity far better than solid hardwood. Natural marble is ideal for entrance halls and formal living rooms where visual impact is the priority. SPC flooring is an excellent budget-friendly option that mimics wood or stone with excellent moisture and scratch resistance. We help you select the right material for each area during the design consultation.
A single room typically takes 2-3 days including substrate preparation. A full villa flooring project takes 2-4 weeks depending on the total area and materials involved. Marble and natural stone require additional time for precise cutting, pattern layout and polishing. Engineered wood and SPC installations are faster as they use click-lock or glue-down methods. We provide an exact timeline based on your specific project during the quotation stage.
The most common cause of cracked tiles in Dubai is poor substrate preparation. If the screed is not properly cured, levelled and primed, tiles will not bond correctly and differential movement causes cracks. Other causes include using the wrong adhesive for the tile size and type, insufficient expansion joints at perimeters and transitions, and applying grout before the adhesive has fully cured. Yes, engineered wood is specifically designed for environments with fluctuating humidity levels. Unlike solid hardwood, engineered wood has a cross-layered plywood core that resists expansion and contraction. However, proper installation is essential — the boards must be acclimatised in your home for at least 48 hours before installation, the subfloor moisture level must be tested, and appropriate expansion gaps must be left at all perimeters. We also recommend maintaining indoor humidity between 40-60% with air conditioning for optimal long-term performance.
Yes. Our flooring service includes complete removal and disposal of existing flooring — whether that is tiles, marble, wood, carpet or vinyl. We assess the substrate condition after removal and carry out any necessary levelling, patching or waterproofing before the new flooring is installed. Removal and disposal costs are included in our quotation with no hidden charges. For some tile-over-tile installations where the existing floor is sound and level, we can install directly on top to save time and cost.
