The Brief

The clients, a family of four relocating from the UK to Arabian Ranches, approached us with a dated four-bedroom villa built in 2005. They sought a complete refresh to create a modern, low-maintenance home suited to Dubai's climate, emphasising open-plan living, sustainable features, and child-friendly spaces. Key requirements included expanding the kitchen into the adjacent dining area, upgrading all bathrooms to spa-like standards, and installing smart home automation. Budget was capped at AED 650,000 to account for unforeseen costs, with a strict 12-week timeline to align with their move-in date in mid-summer. We assured them our streamlined process would deliver without compromising on luxury finishes.

Scope & Materials

Our team executed a full villa renovation, transforming 450 square metres across two floors. We focused on high-end, durable materials sourced from European suppliers to ensure longevity in Dubai's harsh environment.

• Complete kitchen overhaul: Custom cabinetry in gloss white lacquer with soft-close mechanisms, Caesarstone quartz worktops in pure white, and integrated Siemens appliances including a double oven and induction hob.
• Living and dining areas: Levelling and polishing of existing concrete subfloor, overlaid with 60x60cm porcelain tiles in neutral grey from Porcelanosa, mimicking natural stone.
• Master bathroom suite: Wet room conversion with frameless glass enclosure, Villeroy & Boch vanity in matte black, and heated limestone flooring from Italian quarries.
• Three guest bathrooms: Refreshed with Grohe brassware, wall-hung Duravit toilets, and Calacatta marble-effect porcelain slabs for walls and floors.
• Exterior and pool area: Resurfacing of the 40-square-metre pool with azure blue glass mosaic tiles, plus teak decking around the perimeter for a seamless indoor-outdoor flow.
• Electrical and HVAC upgrades: Installation of Lutron smart lighting system controlling 150 LED fixtures, and Daikin multi-split air conditioning units with energy-efficient inverters.
• General trades: Structural reinforcements to open up walls (engineered by our in-house architects), full repaint in Farrow & Ball shades, and acoustic insulation in bedrooms using Rockwool panels.

Timeline

We adhered precisely to the 12-week schedule, minimising disruptions through phased work and daily site management. Milestones were tracked via our client portal for real-time updates.

• Weeks 1-2: Demolition and preparation – Stripped interiors, removed outdated partitions, and surveyed for structural integrity; waste cleared within 48 hours.
• Weeks 3-5: Core structural and rough-ins – Installed new plumbing lines (copper piping for water, PVC for drainage), electrical wiring to code, and HVAC ducting; kitchen and bathroom frameworks erected.
• Weeks 6-8: Finishes and installations – Laid flooring throughout, fitted cabinetry and fixtures, and applied wall finishes; pool resurfaced and decking completed.
• Weeks 9-10: Painting, detailing, and smart tech – Applied three-coat emulsion paints, integrated automation systems, and installed all hardware; final inspections on trades.
• Weeks 11-12: Final fit-out and handover – Deep cleaning, landscaping touch-ups, and snagging list resolved; project completed on day 84, two days ahead of schedule.

Before → After

Prior to renovation, the villa suffered from cramped layouts and worn 2000s aesthetics: narrow hallways choked the flow, the kitchen featured laminate counters scarred by years of use, and bathrooms had chipped tiles and inefficient fixtures that wasted water. The pool area was a faded concrete slab surrounded by patchy grass, ill-suited for family gatherings in Dubai's relentless sun. Natural light was blocked by heavy drapes and dark wood panelling, making interiors feel dated and stuffy.

Post-renovation, the space exudes contemporary elegance with seamless open-plan zones that connect kitchen, dining, and living areas under 3.2-metre ceilings. Quartz surfaces gleam under recessed LEDs, while porcelain tiles provide a cool, easy-clean expanse. Bathrooms now offer rainfall showers and underfloor heating, and the pool deck invites al fresco dining with its teak and mosaic accents. Smart controls optimise energy use, reducing bills by an estimated 25%, turning the villa into a vibrant, efficient family haven.
